Here there are some F.A.Q. that might clarify some aspects, when you consider to buy an apartment:
What is a co-op?
A/In a cooperative there is no separate property at all. Rather, the owners hold shares of stock in a cooperative corporation, wich, in turn, owns the land and building and issues propietary leases to the owner to use specific apartments.

What is a condominium?
A/ The absolute ownership of an apartment or a unit generally in a multiunit building.

What are the steps to follow after the buyer and seller sign a real estate sales contract?
A/ 1)Their respective closing attorneys must contact each other.
2)The seller's attorney: prepares the deed to deliver it to the buyer's attorney for his review. The seller's attorney:obtains the abstract and abstract( history of the title to a particular parcel of real estate) continuation and delivers it to the buyer's attorney for inspection. If a lender is involved, an attorney for the lender will also want to inspect these documents. Everything must be arranged before the closing date

What happens during the closing meeting?
A/the seller delivers his deed to the buyer, and all other matters pertaining to the sale are concluded. If everyone involved in the closing has done his or her homework and come prepared to the meeting, the closing usually goes smoothly. The lender has the buyer sign the mortgage and note, and hands checks to the seller. The seller wites a check to his real estate broker, attorney, and the abstractor. The buyer writes a check to his attorney for his services. This continues until every document is signed and everyone is paid. At the end, everyone stands, shakes hand, and departs. The deed, new mortgage, and release of the old mortgage are then recorded, and the transaction is complete.

What are the perspectives?
They are the financial statements of the building. The buyer has to pay certain fee (usually no more than $100, depending on the complex) to the owner. These in return, should be given to the lawyer, so that he reads them.

What is a binder?
An agreement that may accompany an earnest money deposit for the purchase of real property as evidence of the purchaser's good faith and intent to complete the transaction. This cash deposit, gives evidence of the buyer's intention to carry out the terms of the contract. If the offer is not accepted, the cash deposit is returned immediately to the would-be buyer.


As an advise to the buyers and the sellers we always recommend to get a lawyer.
